General Manager – Real Estate

About the role

The General Manager will lead Birus Property Services Ltd’s commercial real‑estate portfolio in Uganda, driving strategic growth, operational excellence and tenant satisfaction across premium office, retail and land assets.

Key responsibilities

• Develop and execute a 5‑year strategic plan for portfolio expansion, revenue diversification and market entry.
• Identify, evaluate and negotiate new property acquisitions, development projects and joint‑venture opportunities.
• Conduct market research, competitor analysis and feasibility studies to guide pricing and investment decisions.
• Oversee day‑to‑day operations of all properties, ensuring maintenance, safety and compliance with Ugandan regulations.
• Implement and optimise property‑management processes such as rent collection, tenant onboarding, lease administration, inspections and dispute resolution.
• Lead the Operations team and coordinate with Finance, Property Management and external partners.
• Build and maintain relationships with investors, government agencies, financial institutions, developers, vendors and tenants.

Required profile

• Minimum 8 years (96 months) of senior‑level experience in real‑estate or property services.
• Proven track record of leading large‑scale property portfolios and delivering financial results.
• Strong understanding of Ugandan commercial real‑estate market and regulatory environment.
• Excellent leadership, communication and stakeholder‑management abilities.
