General Manager

About the role

The General Manager will lead Birus Property Services Ltd’s commercial real‑estate portfolio across Uganda and the wider East African region. Reporting to the Executive Chairman and Managing Director, you will shape strategy, drive growth, and ensure operational excellence while delivering superior tenant experiences.

Key responsibilities

• Develop and execute a 5‑year strategic plan for portfolio expansion, revenue diversification and market entry.
• Identify and evaluate acquisition, development and joint‑venture opportunities, conducting market research and feasibility studies.
• Oversee day‑to‑day property operations, including maintenance, safety, rent collection, lease administration and dispute resolution.
• Implement efficient property‑management systems and control processes to protect asset value.
• Prepare and manage annual budgets, forecasts and financial reports; monitor occupancy, rental yields, NOI and ROI.
• Lead cost‑optimization initiatives, cash‑flow management and financing for expansion projects.
• Build and maintain relationships with investors, government agencies, financial institutions, developers and industry partners.

Required profile

• Proven senior leadership experience in real‑estate or property‑services management.
• Strong track record of scaling businesses regionally while maintaining compliance and tenant satisfaction.
• Excellent strategic thinking, financial acumen and stakeholder‑management capabilities.
